Interested in the Homes by PCR difference? Here is our approach to residential property and granny flat builds in the Western Australia market.
Committed to efficient builds and excellent craftsmanship, we communicate with our clients and prioritise your envisioned outcome every step of the way.
Before signing off on the building contract, our team delivers drawings and engineering documents to help customise and determine the expected cost and layout of your home.
One major consideration that may affect the cost of your home is the condition of your property site and soil. Before issuing a final quote, we complete a final site assessment to confirm the need for reinforcement to ensure the safety and integrity of your home.
Next we will deliver a final building contract that defines the work to be completed, the parties involved, the confirmed project price and plans, expected reports, and final specifications. We’ll also confirm any deposits or payments required to get the project started.
Prior to building kick-off, we’ll invite you to review our preferred supplier selections for key interiors inclusions including tiling, tapware, doors, handles, electrical and cabinetry.
If additional customisations are requested, we will revisit the contract and update the cost quote for you to review prior to signing.
Ready to roll? Once the final sign-off is complete our team will book for the construction stage.
Siteworks commence in the first month of construction. We will level and compact the ground to prepare for sewerage, power, and water services, where needed.
The first foundation of your new home. Concrete footings, steel mesh and reinforcements are installed, following the pouring of the slab which is left up to 10 days for curing.
The bricks will be delivered, and your qualified team will mark out your newly poured slab in preparation for laying. Brickwork can take between 2-4 weeks for completion. During this time window frames, doors frames and other structural members will be installed. On completion you will have reached “Plate Height”.
A site clean will take place preparing for your timber delivery. The qualified roof carpenters will erect your roof frame and at this stage will take 1-2 weeks for completion. The roof carpenter will install your fascia. Your gutters, downpipes, plumbing and electrical will be completed before roof cover.
Once your new Colourbond roof has been delivered, we’ll secure a roof to your timber frame and make your house really look like a home. The team of qualified roof sheeters will install the entire roof in 1-3 days. A site clean is often completed at this step to ensure the site is clear for plastering and ceiling completion.
Once the glass and doors are installed you will have a secure home. Your home will undergo, painting, plumbing, cabinets and benchtop installation, along with tiling, and concrete work in the garage.
Appliances will be delivered and installed by the plumbers and electricians. Gloss painting will be carried out, shower screens and mirrors installed and any air conditioning, flooring, carpets and blinds installed if selected.
A pivotal moment that ensures the integrity and security of your home. We will review final documentation and undertake a pre handover meeting (PHM) with the new homeowners. If any defects are identified, we will complete the minor remedial works where needed. During this stage you will get a detailed showing of how to operate your new home.
We will hand over your new house keys and welcome you home.
